Two different services

Remediation isn't the same as inspection. Know which one you need.

Many people contact us unsure whether they need a mold inspection (which diagnoses the problem) or mold remediation (which physically fixes it). Here's the difference, in plain terms.

Mold Inspection & Testing

An on-site investigation that finds out what mold is present, where it is, how much is in the air, and why it keeps coming back. You receive a written report with lab results and a recommended course of action. No physical work is done to the property.

  • ·Best when you don't yet know the full extent of the problem
  • ·Best when a medical or insurance professional has asked for documentation
  • ·No disruption to the property

Mold Remediation - Call Out

The physical removal of mold-affected materials, treatment of contaminated surfaces, and — most importantly — fixing the moisture source that allowed the mold to grow in the first place. You receive a written record of what was done and confirmation the affected area is safe to use again.

  • ·Best when the problem is already identified and ready to be fixed
  • ·Best when the source of moisture (leak, damp, ventilation failure) is known
  • ·May involve removal of affected building materials
Already have a recent inspection report? Send it with your enquiry →

If you're not sure which service you need — start with the enquiry form below. We can usually tell from a short description and a few photos whether remediation can be quoted directly, or whether an inspection should come first.

When to call us

Six situations where remediation is the right call.

A professional remediation is appropriate when the problem is already identified, the source is understood, and the next step is the physical work. If any of these sound like your situation, we can quote remediation directly.

Recurring mold illustration

Mold that keeps returning

You've cleaned it more than once and it comes back within weeks or months. The visible growth is the symptom — the source isn't being addressed.

Water event illustration

A known water event

A burst pipe, roof leak, or flooding that wasn't fully dried within 24–48 hours. Mold begins establishing in porous materials within that window.

Affected area illustration

A larger affected area

Mold covering more than roughly one square metre, or affecting building materials rather than just a surface. Beyond the scope of household cleaning.

Builder defect illustration

Post-construction or builder defect

A new bathroom, poorly sealed window, or building defect that's allowing moisture into the structure. The defect needs to be corrected as part of the fix.

Health-flagged report illustration

A health-flagged report

A recent inspection or lab result has identified elevated mold or species of concern. A doctor or indoor air quality professional has asked you to act on it.

Pre-sale paperwork illustration

Pre-sale or pre-purchase

You need documented remediation for a property transaction, insurance claim, or rental compliance. A short written summary of the work carried out can be put together for these situations on request.

What we do on site

What professional mold remediation actually involves.

A proper remediation is not "spray and pray." It's a structured sequence of five stages, each with a clear purpose. Skip any of them and the problem is more likely to return.

  1. 1

    Containment

The affected area is sealed off from the rest of the property using physical barriers and controlled airflow. This prevents mold spores from being disturbed and spreading to clean areas during removal.

  2. 2

    Source elimination

Before any mold is removed, the moisture source is identified and fixed. This is the step most DIY and cleaning-only approaches miss — and the reason mold returns. Because the team can handle both the remediation and the builder-side repair, the source is dealt with in a single coordinated visit.

  3. 3

    Material removal

Porous materials that cannot be effectively cleaned — damaged plasterboard, chipboard cupboards, certain ceiling boards, carpet underlay — are removed and disposed of as contaminated waste. Non-porous surfaces are mechanically cleaned.

  4. 4

    Antimicrobial treatment

Surfaces in the affected area and adjacent zones are treated with an eco-friendly professional-grade antimicrobial solution to address residual contamination that can't be physically removed.

  5. 5

    Verification & sign-off

The work area is visually inspected, moisture readings are taken to confirm the source is resolved, and the team lead walks you through what was removed, treated, and repaired. Sign-off happens in person, on site, on the day. If the property is being remediated on the back of a professional inspection report, a short written summary can be put together for the original inspector on request.

Your journey with us

What the work looks like from your first call to sign-off.

A clear sequence of what happens, who does what, and when. No black boxes, no unexpected surprises.

  1. 01

    Enquiry & brief

You send through a short description and any photos. We respond with any clarifying questions and a sense of whether remediation can be quoted directly.

  2. 02

    Site visit

We come to the property, assess the affected area, confirm the moisture source, and measure the scope. Any quote we provide is entirely no obligation.

  3. 03

    Written quote

You receive a written quote that breaks down the scope of work — removal, treatment, any builder repairs — so you can see exactly what's included.

  4. 04

    Remediation work

Work is carried out following the five-stage methodology. Duration depends on scope — a single affected area is typically one to three days on site.

  5. 05

    Verification & sign-off

The site is walked through with you in person, moisture readings are taken, and the team lead explains what was done, what was treated, and what was repaired. Sign-off happens verbally, on the day. Any builder repairs are signed off separately.

  6. 06

    Aftercare

We stay available for follow-up questions, post-treatment advice, and — if needed — coordination with the inspector or indoor air quality professional who referred the work.

Get in touch now and we'll route your enquiry to the branch closest to you. Quote is no obligation.

After the work

What you receive once the work is complete.

Remediation sign-off happens on site, in person. Once the work is finished, the team lead walks you through what was found, what was removed, what was treated, and what was repaired. The verification readings, the visual sign-off, and the practical recommendations are all delivered verbally — face to face.

Need a written record? For pre-purchase, pre-sale, insurance, or rental compliance situations where paperwork is required, a short written summary of the work carried out can be arranged. Just let the team know on the day and we'll put it together for you.

  • Verbal sign-off icon

    Verbal walkthrough & sign-off

On completion, the team lead walks you through the affected area, explains what was done, and confirms the work is finished to standard. You sign off verbally, in person, on the day.

  • Moisture meter icon

    Moisture readings on the day

Moisture readings are taken in the affected area and shown to you on the meter at sign-off — confirming the source is resolved and the area is dry and within normal parameters.

  • Photo icon

Before & after photos on request

If you'd like, we'll take before and after photos of the affected area on the day and send them via WhatsApp. Handy for your own records — not a formal report, but useful for your own reference.

  • Recommendations icon

    Practical recommendations, in plain language

At sign-off, the team lead will talk you through a short list of practical steps to reduce the chance of recurrence — typically covering ventilation, humidity targets, and anything worth monitoring over the coming months.

Why PMII matters

PMII is the international standard for mold professionals.

The Professional Mold Inspection Institute trains and certifies inspectors and remediators across North America and internationally. Its courses cover standards of practice, sampling methodology, reporting, and the remediation protocols the wider industry follows. A PMII certification is the clearest marker that a practitioner has been independently trained and examined — and is what insurers, property managers and referring doctors typically look for first.

About the founder

Deon Smit — PMII-certified since 2014

Deon founded Mold Detection SA in 2014 and leads the Mold Terminators remediation team across Johannesburg, Cape Town and Durban. With practical remediation experience dating back to 2008, he holds all three PMII certifications — residential, commercial and remediation — and oversees every job from intake through to sign-off.

Why choose Mold Terminators

The first dedicated mold remediation operation in South Africa — three strong branches.

Mold Terminators is the remediation arm of the group, with qualified mold remediation champions operating from three branches — Johannesburg, Cape Town and Durban. Mold remediation experience since 2008, with formal mold investigation work beginning in 2010. Deon Smit qualified as a Professional Mold Inspector and Mold Remediator in 2014, the same year Mold Detection SA began operating.

Three branches, one standard

A team of five qualified mold remediation champions operate from our three regional branches — Johannesburg, Cape Town and Durban. Every job is run to the same methodology, with PMII-trained oversight from founder Deon Smit.

Source-fix, not just surface clean

Most cleaning companies wipe and go. We identify and repair the moisture source — a leaking pipe, failed waterproofing, condensation, a structural defect — so the mold doesn't return.

Industrial capability

Domestic homes are one thing. Industrial sites, warehouses, healthcare facilities, and large commercial buildings need a different toolkit, different containment, and different protocols — we carry them.

Referred by medical & building professionals

A significant share of our work comes through referrals from doctors managing mold-related health concerns. Referring practitioners have included Dr Erik Drewes, Dr Daphne Lyle, Dr Jannine Dobson, Dr Frieda Badenhorst, Dr Anina van der Bijl, Dr Hafejee (Johannesburg), Dr Erika Viljoen, Dr Janine Martins and Dr Hester Visagie, among others. We are also active in the integrative medicine community and, since 2014, have been involved with the University of Stellenbosch in domestic mold-contamination research.

Health & safety

A health-conscious approach to the work itself.

A professional remediation shouldn't introduce new risks into your home or workplace. Our default approach prioritises physical removal, controlled conditions, and the lowest-toxicity products that will do the job.

  • Contained work area

Affected area sealed off with barriers and controlled airflow during work.

  • Low-toxicity products

Antimicrobial treatments selected for effectiveness with the lowest appropriate toxicity.

  • Family-safe scheduling

Where occupants need to remain in the property, we sequence work to keep usable areas live.

  • Post-treatment verification

Moisture readings, visual inspection, and written sign-off before the area is returned to use.

Common questions

The questions we get asked most often.

Do I need an inspection before I can book remediation?

Not always. If you already have a recent inspection report, or the problem is clearly identified (a known leak with visible mold growth), we can usually quote remediation directly. If the source isn't yet clear, we'll recommend an inspection first to avoid removing mold only for it to return.

Do I need to leave the property during the work?

Usually no. The affected area is contained and the rest of the property remains live. For larger or multi-room jobs, we may recommend temporary relocation of vulnerable occupants — we will always discuss this with you before work begins.

Can you fix the leak as well, or do I need a separate plumber?

Yes. Because our team includes registered building capability, we can identify and repair most building-related moisture sources on the spot — failed seals, plumbing penetrations, damaged plaster, ventilation defects. Where a specialist trade is required (a major plumbing issue, structural waterproofing), we coordinate with trusted partners and remain the accountable point of contact.

What if the mold comes back after the work?

If the source was correctly identified and resolved, recurrence is uncommon. We focus heavily on the source-elimination stage for this reason. If mold does return within a reasonable period and the cause is related to the original scope of work, we will assess and address it. Our recommendations at sign-off are also designed to reduce the chance of recurrence going forward.

How much does remediation cost?

It depends entirely on the scope. We don't publish a price list because the work varies too much between properties. A site visit is the best way for us to understand the work involved and provide a written, no-obligation quote. You are under no obligation to proceed.

Do you offer any form of guarantee?

We guarantee the workmanship of what we do, in writing. We don't offer blanket "mold-free" guarantees because the long-term result depends on factors outside our control — the building's ongoing maintenance, occupant behaviour, and any new water events. We do guarantee that the work is carried out to the standard specified, the source is addressed, and the area is verified before sign-off.

After you get in touch

What happens after you submit the form.
